What goes into the cost of a flat in Bengaluru
- Base price: the builder’s price for the flat, usually quoted “onwards” and before taxes and charges.
- Charges on the cost sheet: car parking, clubhouse, preferred location and similar — part of the agreement value, so GST and stamp duty apply to them.
- GST: 5% for an under-construction flat, 1% for “affordable housing”, and none on a ready-to-move flat that already has its occupancy certificate.
- Stamp duty about 5.6% and registration 2% in Karnataka, on the agreement value. Rates change — check the current rate with the sub-registrar before you book.
- Maintenance deposit or corpus fund: paid to the builder or the owners’ association; no GST, and not part of the agreement value.
- The loan covers part of the agreement value only; you pay the taxes and deposits yourself. Try the EMI calculator for the monthly payment alone.
