What ibig.ai is

  • ibig.ai, run by ibig.ai, shows information about new residential projects from public records (mainly Karnataka RERA) and other sources named on each page, and brings buyers of the same project together to ask the builder for a group price.
  • Joining a buyers’ group is free and does not oblige you to buy. A group price is not guaranteed: it depends on the builder. You book and pay the builder directly; we never take booking amounts or property payments.
  • When a buyer books through us, the builder pays us a commission. See how we earn.

Information on the site

  • We collect information carefully and link each fact to its source, but public records and builders’ websites can be incomplete, late or wrong. Always check important facts (RERA registration, approvals, prices, possession dates, the title) with the official source and the builder, and take independent legal and financial advice before you buy.
  • AI-written summaries and instant answers are labelled as such; they use only the record on the page and may still contain mistakes.
  • Nothing on ibig.ai is legal, tax or investment advice, or a recommendation to buy a particular home.

Your account

  • You log in with a one-time code sent to your email. Keep access to your email secure; you are responsible for activity on your account.
  • Give accurate details. You can delete your account at any time in My ibig settings.

Questions and reviews

  • Reviews must be your own honest experience as a buyer or owner in that project. Do not post reviews you were paid or offered anything for, or about a project you did not buy in.
  • Do not post personal details of others, abusive or unlawful content, or advertising.
  • We verify reviews by phone before publishing, publish positive and negative reviews alike, may remove personal details or abusive words without changing the meaning, and may decline or remove content that breaks these rules. Builders may reply publicly.
  • You keep ownership of what you write and allow us to publish it on ibig.ai and in search results.

Acceptable use

Do not misuse the site: no automated bulk copying of pages, attempts to break security, fake sign-ups or group joins, or use of the site to send spam.

Liability

We provide the site as it is. To the extent the law allows, we are not liable for decisions you make based on information on the site or for the acts of builders. Nothing in these terms limits rights you have under consumer protection law.

Law and disputes

These terms are governed by the laws of India. Courts in Bengaluru have jurisdiction, without affecting any right you have to approach a consumer commission.
