Group buying (also called group booking) means several people who want homes in the same new project approach the builder together. A builder sells many homes in one project over months or years; a group of ready buyers saves the builder marketing and sales time, so a builder may agree to better terms for the group than for one buyer walking in alone.
Each buyer still chooses their own home, signs their own agreement for sale and pays the builder directly. The group only negotiates together.
How our buyers’ groups work in Bengaluru
Join free on the project page. Leave your name, mobile, home type and budget. Joining takes a minute and commits you to nothing.
We count real buyers. Every project page shows the real number of people who have joined — nothing is estimated or inflated.
Our agent partner negotiates. When enough buyers have joined, our RERA-registered agent partner asks the builder for a group price and terms.
You book directly with the builder. You see what the builder offers and decide for yourself. Booking money goes to the builder, never to us.
The builder pays us. Free for buyers. If you book through us, the builder pays us a commission. Read how we earn.
What a buyers’ group can ask the builder for
What a builder agrees to differs by project and by timing. Things a group can ask for include:
A lower price per sq ft, or a fixed amount off the agreement value.
A payment plan tied to construction stages instead of large upfront payments.
First choice of floors, facing or car parking slots.
Waivers such as floor-rise charges, club-house fees or parking charges.
These are possibilities to ask about, not promises. The builder decides; we report back what the builder actually offers.
Group buying discounts reported in the press
In January 2012, Business Today (opens in a new tab) reported that group-booking websites of the time quoted discounts of 2% to 20% on new homes, depending on the size of the group, sometimes with extras such as waived bank processing charges.
That is a press report of what others claimed more than a decade ago, not a figure we promise or have achieved. We will publish real outcomes of our own groups only once they happen.
Check the RERA record first. A lower price does not help if the project is delayed. Each project page shows the RERA registration, the completion date and any extension, quarterly construction progress and complaints. See our methodology for how we read these records.
Check the builder’s delivery record. Builder pages show how many past projects were completed and whether they were on time.
Compare the full cost. Ask for the all-in price: GST, registration and stamp duty, parking, club-house, maintenance deposit and floor-rise charges.
Get every term in writing. Any group price or waiver should appear in your own allotment letter and agreement for sale.
Never pay a middleman. Pay only the builder, into the project’s bank account named in the agreement.
Search by project, builder or area, then join on the project page. If no one has joined yet, you start the group.
Group buying FAQs
Is group buying of flats legal in India?
Yes. Buyers are free to approach a builder together and ask for a price. Each buyer still signs their own agreement for sale with the builder for a RERA-registered project, and RERA rules apply to each booking as usual.
Do I have to pay to join a buyers’ group?
No. Joining is free and does not commit you to anything. If you book through us, the builder pays us a commission; you pay nothing to us. See how we earn.
How many buyers make a group?
There is no fixed number. A builder is more likely to discuss a group price when several serious buyers want the same project in the same period. Every project page shows the real number of people who have joined.
Is a discount guaranteed?
No. The builder decides whether to offer anything. We ask on the group’s behalf and tell you what the builder says; you decide whether to book.
Who do I pay and who do I sign with?
You book and pay the builder directly, through the builder’s own bank account for the project. We never collect booking money.
Can I leave the group?
Yes, at any time. Ask us through the contact page and we remove your details.
