Before you buy a plot

RERA registration. A layout being sold in plots must be registered with Karnataka RERA. Every layout here is; its page links to the RERA record.
Who approved the layout. Inside Bengaluru that is usually BDA; around it BMRDA or a local planning authority under it (Anekal, Hoskote, Nelamangala and others); near the airport BIAAPA. Each page shows the authority named in the RERA filing.
Land conversion. Farm land must be converted for residential use by the Deputy Commissioner (DC conversion). Where the developer listed the conversion orders with RERA, the page shows them.
Khata and title. RERA does not cover the khata of each plot. Ask the developer for the khata and title documents and have a lawyer check them before you pay an advance.
